What does a turnkey house include?
Not all companies use the expression with the same scope. Some proposals combine the architectural project and construction; others refer only to the building work or exclude important line items. Ask for a written list of services and work.
Separate construction from the land, professional fees, permits and taxes. Also check the kitchen, utility connections, exterior landscaping and equipment.
Clear coordination
Identify who designs, handles procedures, builds and deals with changes. A company coordinating several services does not remove the need to identify each responsibility.
Ask which documents you will receive at each phase and how decisions on layout, quality levels and products will be confirmed.
- Scope and measurements of the building work.
- Technical services included or separate.
- Defined materials and equipment.
- Schedule, payment milestones and change procedures.
A fixed price or an initial estimate?
An indicative price and a quote for a defined project have different foundations. Ask for the assumptions supporting the offer to be explained and how unplanned work or requested changes will be handled.
Compare equivalent proposals before choosing. The turnkey label does not replace a review of line items, exclusions and responsibilities.
