1. Ask for evidence of workmanship, not just attractive images

A luxury builder should explain how the whole project will be delivered. Ask for comparable homes, the work the company actually carried out and who coordinated the trades. Distinguish completed-project photos from third-party designs and inspiration images. Where possible and authorised, a visit or conversation with a previous client provides context that a rendering cannot.

2. A villa budget starts with the plot

In Málaga and the Costa del Sol, as in Valencia or Alicante, specify the municipality before comparing companies. For a villa in Marbella, Estepona, Mijas or Dénia, prepare the location, access details and design stage. Sloping ground, excavation, walls, pool and landscaping need a defined scope. Do not assume they are included simply because they appear in the house image.

3. Compare specifications you can verify

“High-end” does not specify a window, insulation or building service. Ask for product references, performance, samples and quantities for joinery, shading, heating and cooling, lighting and finishes. Separate materials, installation and finishing details. Choose traditional construction, steel framing, Ytong or precast concrete based on the complete design and company experience, not an automatic association between material and luxury.

4. Clarify who decides, coordinates and hands over

Identify who is responsible for design, construction and interiors, and how changes are approved. Ask for a phased schedule, payment milestones tied to scope and a handover checklist. For a second home in Girona, Tarragona or any other province, agree on visits and remote communication too. The platform’s commercial follow-up does not replace technical supervision of the works.

5. Prepare a request that enables comparison

Send the municipality, approximate floor area, plot availability, design stage, preferred timing and quality priorities. Give companies the same specification to price the same scope, identifying taxes and exclusions. There is no universal luxury-villa rate. Constructores.com reviews the request and looks for up to three companies according to expertise, coverage and availability; requesting quotes is free for the client.
