The same scope
Give every company the same description, available plans or measurements. Two figures are not comparable if they include different work.
Line items and quantities
Ask for itemised work, units and quantities. Separate demolition, installations, structure, finishes and the other line items in your project.
Specific materials
Specify brands, models or performance where they matter. “High quality” alone does not define the windows and doors, insulation or kitchen.
Inclusions and exclusions
Ask about the architectural project, technical supervision, permits, waste management and connections. Confirm who manages them and how they are priced.
Taxes and changes
Check whether the total includes taxes and how changes or unforeseen issues will be approved. Ask for the impact of a change in writing before carrying it out.
Schedule and payments
Agree on the start date, milestones, estimated duration and payments linked to the work. Avoid assuming a date or availability until the company confirms it.
Documentation and references
Check the identity of the company you hire, current documentation and references for comparable projects. REA registration and insurance do not replace a review of the contract and architectural project.
Handover and follow-up
Define how you will review the result, which documents you will receive and who will handle any issues. Keep the quote, contract, changes and communications.
