How the price assistant works
AI interprets what you describe and asks for missing details. Amounts use identified references; AI does not invent rates.
For kitchens and bathrooms, we use cases published by OCU in 2026 to check the order of magnitude. The new model itemises costs and applies explicit size and finish assumptions; these are not universal rates or OCU-certified prices.
We collect province and municipality for the request, but apply no regional coefficients without validated data. Special finishes, structural changes and non-comparable work need professional assessment.
Three quality levels, three price bands
The overall house price range is 1,650 to 1,950 €/m², excluding a swimming pool and VAT. Choose medium, high or premium quality levels to use the corresponding band.

The calculation, step by step
The minimum is the home's built floor area multiplied by the minimum in its price band. The maximum uses the maximum in that same band. The area includes every storey once.
The pool adds 15,000 € to both the minimum and maximum. No automatic surcharges for bedrooms, bathrooms, storeys or height, or percentages for fees, permits or contingencies are applied to the result.
What is quoted separately
The result covers construction of the house and the swimming pool when selected. It excludes VAT, land, technical fees, permits, exterior landscaping, financing, furniture and special ground works.
