Direct answer: decide on the basement from the plot, not from a catalogue

Is a house with a basement worthwhile? It may make sense when the slope helps accommodate it, surface space is limited or the brief needs a garage, plant rooms or storage. It is not an automatic upgrade: it adds excavation, earth retention, foundations, waterproofing and vertical circulation. Before drawing below-ground floor area, check the soil, groundwater level, machinery access, neighbouring buildings and removal of excavated material. The practical decision is to define the problem the basement solves and test that benefit against the plot’s actual conditions.

The geotechnical study shapes excavation and foundations

The Structural Safety Basic Document of Spain’s Technical Building Code includes a specific section on foundations and the building’s interaction with the ground. Soil strata, their behaviour, possible water and nearby buildings all affect the excavation method, any temporary support required and the design of foundations and walls. If you request prices before this information is available, require each proposal to state its assumptions and the items still subject to design; do not treat a figure based only on area and depth as a final solution.

Walls, floor slab and joints need one strategy against water

Basic Requirement HS 1 of the Technical Building Code limits the risk of unsuitable water or moisture from the ground, rain, runoff or condensation. For a basement, the decision is not simply which waterproof coating to buy: design and quote must coordinate walls, floor slab, joints, service penetrations, waterproofing, protection layer, drainage and the destination of the water. Ask what will be hidden after backfilling, how it will be protected during construction and which drainage points can later be inspected or maintained.

The intended use changes ventilation, access and finishes

A garage, plant room, store and habitable room do not require the same space or performance. Define headroom, stairs or ramp, ventilation, daylight, insulation, fire safety, services and finish level from the outset. If people will regularly occupy the space, the design team must also check radon protection and the health requirements that apply to the municipality and project. Do not obtain a storage-space quote for an area you later intend to convert into a bedroom.

What to prepare before contacting companies and comparing quotes

Give every contractor the same package: location and topographic survey, geotechnical study if available, sketch or design, expected footprint and depth, the purpose of each basement zone, access for machinery and lorries, nearby buildings or walls and any known signs of water. Ask the scope to separate excavation and soil removal, temporary support, structure, waterproofing, drainage, insulation, ramp or stairs, services, finishes and external work. Identify missing documents and require exclusions, provisional quantities and change conditions to be written down before comparing totals.
