Decide what the courtyard must provide

Before drawing its shape, rank the priorities for the house with an internal courtyard: bringing daylight into deep rooms, creating a sheltered outdoor space, improving privacy or connecting several rooms. Choose one primary function and two secondary ones. The courtyard then stops being a decorative void and becomes an element that justifies floor area, enclosures and maintenance.

Position it before finalising the layout

Compare the path of the sun, views between rooms and the relationship with the kitchen, living room and bedrooms. A central courtyard can shorten circulation and distribute light, but it also creates more internal façade; a side courtyard can separate uses with less perimeter. The practical decision is to check on plan which rooms truly gain light or ventilation and which merely face a narrow space.

Study ventilation and the envelope together

Windows onto the courtyard do not, by themselves, replace the technical verification of ventilation. The design must justify the applicable DB-HS requirements while resolving the envelope under DB-HE: frames, glazing, shading, thermal bridges and condensation risk. Ask the designer to explain how the home’s performance changes in summer and winter according to orientation, climate and courtyard proportions.

Resolve water, shade and maintenance

Before requesting a quote, define falls, drains, waterproofing, threshold levels and cleaning access. Also decide whether there will be a tree, planters, permeable paving or solar protection, because each element affects irrigation, roots, leaves and façade junctions. A distinctive, attractive courtyard works better when drainage and maintenance do not depend on later improvisation.

Make every quote cover the same scope

Give every contractor the same drawings and a specification identifying the structure, metres of courtyard façade, frames, glazing, waterproofing, drainage, paving, lighting, shading and landscaping. Separate included work from options and ask for exclusions to be stated. You can then distinguish a price difference caused by scope from one caused by different qualities or measurements.

What to prepare before making contact

Gather the plot location and orientation, available plan or dimensions, known planning conditions, number of rooms and the uses you want around the courtyard. Add atmosphere references without treating them as drawings, priorities for light and privacy, preferred materials and the status of the design or permit. With that basis, Constructores.com can review the request and look for companies according to area, specialism and availability.
