The answer does not come from multiplying square metres
The search «what house can I build on my plot» cannot be answered by applying a generic percentage to the plot area. Spanish state legislation makes clear that the use of land and the owner's powers depend on its status, designated purpose and planning rules. Before drawing a home or asking for a fixed price, the practical decision is therefore to obtain the planning information that applies to that specific plot.
Start by identifying the exact plot
Gather the address, cadastral reference and graphic representation. Spain's Electronic Cadastre provides property searches, mapping and graphic validations that help locate boundaries, area and existing buildings. They are a starting point: the cadastral record does not replace the title deed, Land Registry information or the municipal planning certificate or report.
Turn planning rules into a buildable envelope
Ask a qualified professional to check the land category and status, permitted residential use, minimum plot size, site coverage, buildability, setbacks, height and number of storeys. Access, utilities, heritage or environmental protection, easements and possible urbanisation duties must also be reviewed. These parameters vary between municipalities and even between zones in the same town; a neighbouring house does not prove that an identical one can be authorised today.
Then fit the house to the plot, not the other way round
Once the buildable envelope is confirmed, bedrooms, storeys, orientation, garden, parking and ancillary spaces can be arranged. Slope, machinery access, topography and ground conditions may change both the solution and the budget. The design must also satisfy Spain's Technical Building Code requirements for structure, fire, accessibility and safety in use, energy, noise and health.
What to prepare for an initial assessment
Provide the exact location and cadastral reference, an available Land Registry extract or title, a plan and photographs of the plot, municipal planning information if you already have it, and any details about slope, access and utility connections. Add the desired house area, number of storeys and rooms, special needs, investment range and approximate timetable. If the planning check is missing, say so: it allows feasibility to become the first step and prevents comparisons between quotations based on different assumptions.
Turn your idea into a feasible home.
Tell us where you want to build, what you need and whether you already have a plot or plans. We will look for builders according to area, specialism and availability.
